What is Local Law 152?
Passed in 2016, LL152 mandates gas piping inspections every four years for most buildings. Each community district is assigned a specific inspection window. The filing period typically falls between October and December, making fall the time to act.
Who Needs to Comply?
- Buildings with gas piping in all boroughs
- Residential buildings (except 1–2 family homes not classified as R-3)
- Mixed-use or commercial buildings with active or inactive gas systems
What Does the Inspection Involve?
A licensed master plumber will inspect:
- Exposed gas piping inside and outside
- Appliance connections and shutoff valves
- Signs of corrosion, leaks, or code violations
- Proper labeling and emergency signage
A GPS1 report must be provided to the owner within 30 days. A GPS2 certification must be filed with the DOB within 60 days.
