Fire Sprinkler Code Requirements in New York City

All installed fire sprinkler systems must comply with strict regulations. so that they remain in peak operating condition: rain, shine, or fire.

Buildings That Fall Under NYC Fire Sprinkler Code

The NFPA, or National Fire Protection Association, requires that NYC residents have fire protection systems in place, such as the standard sprinkler, for the following building types:

High Rise Buildings

Buildings reaching over 75 feet in New York City must install a fully operational sprinkler system. This requirement allows for tighter full-building restrictions to be enforced and helps ensure that every floor can obtain quick sprinkling in an emergency.

If you’re unsure whether your building qualifies as a high-rise, check your building’s certificate of occupancy. This will let you know if you’re safely operating under NYC’s fire sprinkler system regulations, or if your building manager needs to take immediate action.

New Constructions

Buildings in the initial construction phase or that have just finished construction must comply with NYC’s modern building code. Chapter 9 of the code outlines specific requirements for new constructions with certain occupancies, heights, sizes, and fire areas. After these new buildings have installed their required system, they must get hydrostatic pressure testing immediately.

Here’s a full list of the applicable building types to which NYC extends fire sprinkler code requirements:

  • High-rise buildings
  • New commercial buildings
  • Residential buildings over certain size/height thresholds
  • Large fire areas
  • Special hazard spaces

Alternative areas that fall under the same restrictions include:

  • Refuse rooms
  • Laundry drying areas
  • Workshops larger than 100 square feet
  • Chute rooms

Typical NYC Fire Sprinkler Code Requirements

You can’t simply install a sprinkler system and believe that it’ll fall into compliance. You need a clear understanding of which aspects require closer inspection to verify that your new sprinklers are compliant., Design plays a huge part in the city’s regulatory requirements.

  • Government office

Residential Occupancies

Like businesses, residential occupancies must uphold fire sprinkler system requirements, as outlined by NFPA 13. This includes structures like manufactured homes that house multiple people and have two or more dwelling units.

Broad examples of the building types that NYC building code requires full compliance from include:

  • New apartment buildings
  • Residential buildings over 75 ft
  • Buildings with more than two dwelling units
  • Hotels and transient lodging

Your industrial or storage structure will need a full fire protection system in place if its fire area exceeds 12,000 square feet, as these buildings are more prone to contained flames. Buildings such as these fall under strict code compliance:

  • Large storage facilities
